The volume of the first floor actually forms a covered terrace of the ground floor, so it is placed perpendicular to the volume of the ground floor in a north-south direction and leans against the walls that frame the house.
The entire west side of the volume of the first floor is open to the sea and contains a loggia shared by three bedrooms located there.
The building is finished with a flat roof, a green roof on the ground floor and a flat impassable roof on the first floor.
Buried outdoor pool with a water area of ​​36.90 m2 (3.4 x 11 meters) 150 cm deep, located along the south wall which frames the house.

All external elements of the structure, reinforced concrete and aerated concrete walls (20 cm thick) are thermally insulated and protected on the outside with 10 cm of thermal insulation.
The facade is planned to be made in the thermal insulation system "Etics" and finished with a layer of fine-grained facade plaster in tinted white color.
The flat roof of the building is insulated according to all technical standards, the description of the layers of structures and the project of the physics of the building.

Floor constructions differ in finishing and position. All floorboards are waterproofed. Slabs that separate the heated space from the foundation floor are designed with thermal insulation.
Mezzanine structures consist of solid reinforced concrete slabs. All mezzanine structures are provided with a "floating" floor on an elastic layer of elastic expanded polystyrene or similar material.
The floors of all rooms on the ground floor and the bathroom upstairs will be covered with porcelain tiles of class I deb. 0.8mm or 10mm glued to the substrate. The bathroom will be separated from other rooms by recessed matt stainless steel L profile. Other floors (hallway and rooms) will be covered with three layers of parquet I class.
The joint between the floor and the wall will be treated in all rooms with a white wooden corner batten.
The staircase will be paved with stone treads.
All railings and handrails in the staircase will be one meter high, made of steel profiles, with a horizontal wooden handrail. The infill of the fence of length bars will have a bright vertical distance between the bars and the floor and the bars with each other a maximum of 25cm. For vertically placed bars, the same is a maximum of 14 cm.
The internal partition walls of the apartment are planned to be made of gypsum plasterboard according to the project.
Finishing the walls will be smoothing and painting with semi-dispersive white paint. The walls of the bathroom will be covered with ceramic tiles up to a height of 240 cm or to the ceiling.

The entrance door to the apartment will be anti-burglary and in accordance with the physics project of the building.
The interior doors will be wooden, full of plywood on both sides, according to special schemes from the manufacturer's production program. The height of the neck wing is 210 cm.
The equipment of the apartment will include built-in sanitary elements, I class, with all the necessary sanitary accessories.
Finishing the floor in the garage and technical rooms will be ceramic tiles (anti-slip and anti-dust).

Considering the purpose and design of the building, the possibility of natural lighting and a sufficient window factor on the surface of the room was used to the maximum. Only the toilet on the ground floor, one of the bathrooms upstairs and the basement do not have natural light, which will be compensated by the installation solution.
Natural ventilation was achieved in all areas on the above-ground floors, except the toilet and one of the bathrooms. In these rooms as well as basements without natural ventilation, artificial ventilation through pipes and fans will be provided. An air extraction of the kitchen hood will be made in the kitchen.
The disposition of the building provides good conditions regarding the necessary sunshine of the space, and sun protection is planned on the first floor with sunshades on the outer wall of the loggia.
Sun protection will be additionally provided by the choice of glazing.
The building is located in a quiet area of ​​Brodarica.
Externally non-stationary noise sources may originate from traffic on access roads and are not significant. There are no external stationary noise sources.
